Recently, I encountered a scenario that perfectly highlights the risks:

🔸 Buyers were in escrow, using the same agent who represented the seller.
🔸 After a detailed home inspection, serious issues surfaced:
⚡ Outdated and unsafe electrical panels.
☣️ Mold from an old, unresolved leak.
🚨 Health and safety concerns galore!

The buyers requested repairs, but guess what?
Their dual agent discouraged them from pushing back, claiming the seller wouldn't budge. After much persistence (and finally getting it in writing), the request was submitted. But then…

❌ The seller went silent.
❌ The listing was canceled.
❌ The buyers walked away—empty-handed.

➡️ And the agent? They lost the listing.
