Check for these 4 Points before you Invest In Real Estate at Ranchi.
- Nature of Land :
There are more than 40 Natures and Sub-natures of land exists as per government records ( Raiyati . Kayami, Forest Land, Sikmi, Railway, Gairmazrua Aam, Gair Majarua Khas, etc). Out of these lands of only few nature like Kaymi, Rayaity is saleable and transferable and some others are saleable with certain conditions and some with govt. Orders from time to time. Also, Check for tenancy acts of the state concerned. Check Khatiyan and Raiyat and zamindar mentioned in Kahtiyan and Register II.
Check Register II and the Latest Revenue Receipt of the present owner.
- Possession :
Check how the possession of the present title owner or inheritor from the Khatiyan owner can be transferred to you and be doubly satisfied before you decide to invest.
- Encumbrance :
Check for any Mortgages or Loans against that property that has been taken and charge created. Non-Encumbrance Certificate to check mortgages and loan against that property or land being used for any collateral security.
Also, check if Government Acquisition or notice for any project like housing/dams, etc from the land acquisition department.
