Many real estate investors prefer to be passive and avoid the many responsibilities of owning and managing properties. You can do this by becoming a limited partner in a syndication, which affords you the tax benefits and profit participation of owning real estate, without the headaches of actually taking care of the investment.

But investing in a syndication as a limited partner can be a daunting task. How do you know if you can trust the operator, understand the asset class, or even make a profit when all is said and done.

My guest today advises limited partners on existing and future investments, and today he’s going to help us understand how to properly vet LP investments in the grand scheme of our portfolios.

Aleksey Chernobelskiy has underwritten and overseen $10 billion in commercial real estate portfolios in his previous position with STORE Capital.

Lately, Aleksey has had many conversations with limited partner investors who are receiving capital calls from their sponsors. We’re going to discuss how he advises his clients to respond.
